“Zoopla Reveals UK’s Most Affordable Cities for Single Homebuyers”

The latest findings from Zoopla unveil the United Kingdom’s most favorable locations for single homebuyers, with one city standing out for its remarkably low average monthly mortgage payments of just £408.

According to Zoopla’s research, Sunderland emerges as the most budget-friendly city in England, where typical monthly payments amount to 17% of the average monthly income. The average price for a one or two-bedroom home in Sunderland is £106,700, with the average income for a single person in the area reported at £28,600.

In the London region, Havering is identified as the most affordable borough by Zoopla, with the average cost of a one or two-bedroom property standing at £305,200, equivalent to around 7.3 times the average earnings of £41,600 for a single buyer.

Moving to Scotland, Aberdeen is recognized as the most cost-effective location for single purchasers, with average monthly mortgage payments totaling £438, based on an average property value of £114,700.

In Wales, Swansea emerges as the most affordable spot, where the average property price is £149,000, accompanied by typical monthly mortgage payments of £569.

Zoopla highlights the challenges faced by single homebuyers, noting that lenders typically assess affordability based on a single income rather than dual incomes. The analysis focused on prices of smaller homes with one or two bedrooms, comparing these with the average incomes of single earners. Single buyers account for approximately 39% of first-time property purchases.

Richard Donnell, Zoopla’s executive director, emphasized the increasing feasibility of solo home ownership due to rising incomes and reduced mortgage rates. Donnell encouraged prospective buyers to explore mortgage affordability options tailored for singles, consider different locations, and select properties that align with their preferences and budget.

For individuals considering purchasing a property independently, Donnell stressed the importance of conducting thorough research, evaluating mortgage products designed for singles, exploring alternative locations, and ultimately making an informed decision that suits their needs.
