“UK House Prices See Largest Drop in 14 Years”

UK house prices experienced a significant drop in June, marking the largest decline in 14 years, as per the latest data from Rightmove. The average price decreased by 0.6%, equivalent to £2,113, bringing the typical asking price in Britain to £376,191. Typically, June sees slight price increases, averaging 0.1% over the past ten years, according to Rightmove.

Factors such as warmer May weather and the World Cup may have triggered the usual summer slowdown earlier this year, stated the property website. However, regions like the North East of England and Scotland are witnessing relatively stable prices, as highlighted by Rightmove.

Colleen Babcock, a property expert at Rightmove, noted the unusual size of the price decrease in June, attributing it to broader economic uncertainty, the timing of the May bank holiday, the exceptional heatwave, and a high number of homes on the market. Sellers are advised to set competitive asking prices to attract buyers in the current market environment.

Higher mortgage rates are putting pressure on household budgets, while the increased supply of homes for sale is leading buyers to adopt a more cautious approach, according to Rightmove. Despite the early onset of the summer market, overall activity remains within historical norms, with buyers taking more time to make decisions.

Matt Smith, a mortgage expert at Rightmove, welcomed the slight downward trend in mortgage rates, emphasizing its positive impact on buyers’ budgets. Various industry experts, including Marc von Grundherr and Henry Crane, highlighted the slower pace of buyer movement and the importance of pricing homes competitively to drive sales in the current market conditions.

Demand in the higher middle market remains steady, driven by lifestyle and schooling considerations, according to Matthew Harvey of Tayler & Fletcher. Realistically priced homes are performing well, with many recent listings securing buyers swiftly in the current market landscape.
