Family Loses £125,000 to Fraudulent Contractor

A man recently shared the harrowing experience of how a fraudulent contractor left his family in a perilous situation and caused them financial losses amounting to £125,000 during a disastrous home extension project. Ryan Ward, 37, and his wife, who opted to remain anonymous, had high hopes of turning their three-bedroom house in Leeds, West Yorkshire, into their dream residence. They meticulously saved £70,000 over three years to fund the renovations, including expanding their cellar and adding a side extension.

After receiving quotes ranging from £120,000 to £150,000, the couple hired a builder who promised to complete the job for £95,000. However, the builder’s work turned the property into a hazardous environment, infested with mice and structurally unsound. The builder eventually declared bankruptcy, leaving the family in a dire situation and forcing them to borrow an extra £30,000 for urgent repairs.

Despite the significant cost-saving in hiring the builder, Ryan didn’t suspect any issues due to the tradesman’s apparent professionalism and expertise. The project, initially scheduled for completion within 14 weeks, encountered delays, including a setback with a Party Wall Award and unforeseen challenges with the underpinning process.

As the renovation progressed, the builder encountered financial difficulties, requesting additional funds from the couple. However, the situation deteriorated, leading to the builder’s insolvency and abandonment of the project. The family was left in limbo until another builder, Graham Nash, stepped in to rectify the structural issues at a cost of £29,000.

The new builder successfully stabilized the property, addressing the structural deficiencies and completing the extension. Despite the progress, there are still pending tasks such as installing a bathroom, plumbing, electrics, and redecoration. The family, now with a newborn daughter, aims to complete all remaining work by the end of the year, grateful that their home is now safe.

The original builder, facing financial turmoil, expressed regret over the situation and offered to finish the remaining structural work if provided with the necessary support. The family, relieved that their home is now secure, remains cautious but hopeful for a positive outcome after a tumultuous journey.
