Renters will now only have to pay a fee of £47 to challenge unfair rent increases following the intervention of David Lammy. The government’s decision to introduce a fee for access to rent tribunals raised concerns that landlords might exploit it to pressure renters or threaten them.
The Justice Secretary stepped in to lower the fee from the initially proposed amount of over £100, ensuring that there will be no additional hearing fee. This move came after David Lammy intervened to prevent excessive fees, aligning with the upcoming Renters Rights Act effective from May 1.
A source from the Labour party stated that Lammy’s intervention prevented officials from implementing high fees that could have weakened renters’ security and potentially facilitated no-fault evictions through loopholes in the Renters’ Rights Act. With section 21 no-fault evictions set to be abolished, concerns were raised that obstacles to challenging rent hikes could lead to economic evictions.
The Renter’s Reform Coalition (RCC), a coalition of 18 housing and renters’ organizations, had previously expressed concerns to Housing Minister Matthew Pennycook about the proposed fee for accessing rent tribunals. Clara Collingwood, interim director of the RCC, emphasized that appealing against rent increases is crucial for private renters to safeguard themselves from unfair pricing and potential homelessness.
Although the fee has been reduced to £47, critics argue that any financial barrier hinders access to justice, especially for tenants facing financial difficulties amid rising living costs. Many renters may find the fee burdensome, even with government assistance, considering the ongoing affordability challenges in the rental market.
