“Turkish Fairy Tale Village Project Goes Bust”

In a picturesque village not far from Istanbul, a housing developer envisioned a unique community of 732 three-story villas resembling gothic-inspired châteaus with turrets and balustrades, reminiscent of a fairy tale castle. The development, named Burj Al Babas, drew inspiration from iconic Istanbul landmarks like the Galata Tower and the Maiden’s Tower. Each villa was designed to have its own connection to the nearby Babas thermal springs for exclusive indoor swimming pools.

The grand plans included a massive domed complex featuring a shopping center, mosque, cinema, and hammam, aiming to create a self-sufficient community in a cool mountainous setting. The homes were marketed with prices ranging from $370,000 to $530,000, attracting buyers, especially from the Gulf states. Despite half of the villas being pre-sold, the project faced setbacks soon after construction commenced in 2014, leading to delays and financial troubles.

Various issues, including environmental violations during debris disposal, labor disputes over unpaid wages, a failed military coup, and unfavorable weather conditions, hampered progress on the project. Sales stagnated due to the country’s instability, causing the developer to declare bankruptcy. By 2022, none of the castles were completed, leaving 587 half-built structures vulnerable to weather damage over time.

Recent developments in 2024 hinted at a potential revival of the project, with discussions between the Emir of Kuwait and President Erdoğan regarding Burj Al Babas. However, as of 2026, there is no online presence of the Sarot Group, the developers, raising doubts about the project’s future. The once-promising fairy tale village now stands deserted, a haunting reminder of unrealized dreams.
