Greene King to Sell 150 Pubs, Restructure for Growth

Greene King has announced plans to potentially sell off 150 of its pubs and convert another 150 into tenanted establishments. The company has identified 300 sites that could benefit from different operational models. While specific sites at risk have not been disclosed, these pubs will be transitioned to a new business unit.

Additionally, Greene King has earmarked a small number of sites for closure, which represents less than 2% of its managed estate. The company, known for its brands like Greene King pubs, Hungry Horse, and Chef and Brewer, operates approximately 1,500 managed sites and 1,000 leased, tenanted, and franchise pubs.

CEO Nick Mackenzie expressed confidence in the new pub estate strategy, emphasizing the focus on sustainable growth amidst evolving consumer habits. The restructuring aims to leverage the strength of Greene King’s brands, enhance digital investments, and maintain exceptional customer experiences.

In light of the challenging operating environment, the move is intended to enable the company to reinvest proceeds from the sales into core pubs and a digital initiative worth £35 million to enhance customer loyalty. The decision aligns with the evolving needs of consumers and market dynamics.

The Government’s recent announcement of a 15% reduction in business rate bills for struggling pubs, along with a freeze on bills for the next two years, provides additional support to the industry. This measure, effective from April, aims to alleviate financial pressures on pubs and promote their sustainability.

Furthermore, licensing reforms will allow pubs and licensed venues to extend their opening hours during the later stages of this summer’s World Cup matches. The industry has been advocating for support, with initiatives like the Your Pub Needs You campaign, championed by publications like the Mirror.

As challenges such as tax increases and the phasing out of pandemic-related discounts loom, the intervention from the Treasury comes as a relief to pub owners and industry stakeholders. The ongoing dialogue between the government, industry leaders, and lawmakers underscores the importance of supporting the hospitality sector during these uncertain times.
