“Negligent Landlords Face £7,000 Fines for Unsafe Housing”

Landlords who fail to address poor housing conditions may face fines of up to £7,000 starting this week. The penalties will be enforced for issues like dampness, mold, inadequate heating, electrical faults, fire risks, structural defects, and hazardous layouts.

Approximately 10% of privately rented properties are believed to have at least one of these unsafe issues, prompting the implementation of these measures under the new Renters’ Rights Act. Councils already have the authority to compel landlords to rectify serious dangers within a specified timeframe and can take legal action against non-compliant landlords. In cases of immediate peril, councils can undertake emergency repairs themselves and reclaim the expenses from landlords.

Housing Secretary Steve Reed emphasized the importance of providing renters with safe and secure living spaces, highlighting the enhanced enforcement capabilities granted by the Renters’ Rights Act to swiftly address negligent landlords. Ben Twomey, Chief Executive of Generation Rent, praised the new fines as a critical step towards improving the quality of rental properties, urging councils to actively pursue landlords who disregard safety standards.

Clara Collingwood, Director at the Renters’ Reform Coalition, echoed the sentiment that substandard housing poses health risks and called for immediate action by authorities to penalize landlords who profit from such conditions. With the introduction of new renter rights and abolishment of section 21 evictions, tenants are empowered to report unsafe living conditions without fear of retaliation.
