“Massive Development Project Unveiled in Cambridge”

A significant development project in Cambridge has been unveiled, with plans to construct 10,000 homes and generate 9,000 new employment opportunities following the acquisition of Cambridge Airport and its surrounding area by developers.

The new proprietors, Homes England and The Hill Group, have disclosed intentions to incorporate a new railway station on the premises, alongside potential additions such as a stadium, various venues, and film studios.

Andy Hill, the founder and CEO of The Hill Group, expressed that the blueprints encompass not only 10,000 residential units but also potential expansions, a new railway station, essential infrastructure, and a park-and-ride facility.

Identified as Cambridge East, the upcoming development is set to become one of the largest urban extension initiatives in the UK, subsequent to the acquisition from the Marshall Group, as confirmed by Homes England.

Mr. Hill emphasized that the Cambridge East project signifies a distinctive prospect to establish a vibrant and sustainable neighborhood in the area, aiming to position it as a prime destination within Cambridge.

During a presentation outlining the project, Mr. Hill underscored the developers’ receptiveness to diverse ideas, with a commitment to shaping Cambridge East into a premier attraction for visitors.

Assuring the community of their involvement, Mr. Hill pledged that local residents would have the opportunity to contribute to the masterplan, ensuring that the development aligns with the desires of the populace.

Spanning approximately 700 acres encompassing Cambridge City Airport and adjacent land, the initiative is projected to yield about three million square feet of commercial space.

Amy Rees, the chief executive of Homes England, lauded the collaboration between the public and private sectors, highlighting this venture as a prime example of how joint efforts can address the pressing need for new housing and foster sustainable communities.

The proposed Cambridge East station is anticipated to connect residents and workers in the new development to central Cambridge, London, and potential extensions to Bedford and Oxford, as per government statements. The Marshall Group is slated to relocate its operations by mid-2029, with an initial phase of up to 500 residences commencing in the same year.

Peter Freeman CBE, Chair of the Cambridge Growth Company collaborating with The Hill Group on the project, described Cambridge East as a rare opportunity to transform a historically significant site into a remarkable new neighborhood for the city’s future generations.

Housing Secretary Steve Reed lauded the development plans, emphasizing the critical need for innovative communities in the country. He highlighted the project’s potential to facilitate homeownership, promote job creation, enhance transportation links, and provide green spaces for residents.
