A defunct airport, in operation for nearly a century, is undergoing a significant transformation into a large city. The redevelopment of Downsview Airport in northwest Toronto, Canada, is commencing this year. The ambitious project aims to convert the 370-acre site into a new urban center, accommodating around 66,000 residents in over 30,000 properties. The new city, named “YZD” after the airport’s call sign, is expected to house up to 83,500 people by 2051.
The development will consist of seven interconnected neighborhoods built in phases over the next several decades. This 30-year initiative, estimated to cost £16 billion, is one of the largest urban redevelopment projects in North America.
The focal point of the plan is the 1.24-mile runway, which will be transformed into a pedestrian-friendly park connecting the seven neighborhoods. Developers envision the runway as a central gathering space for residents, setting a new standard for public areas in Toronto.
Green spaces are a key aspect of the project, with approximately 70 acres allocated for parks and open areas, ensuring easy access to amenities. The YZD website emphasizes the integration of parks and open spaces within close proximity to residential and commercial areas, promoting a pedestrian-friendly environment.
Furthermore, developers plan to repurpose existing structures from the former airport into the new urban district to enhance sustainability efforts. Retaining these buildings is seen as a more environmentally friendly approach due to the embedded carbon within them.
Notably, historic hangars built between the 1950s and 1990s will be preserved and repurposed as business facilities, according to reports. The incorporation of vegetation on rooftops is aimed at improving rain absorption, reducing flood risks, and enhancing biodiversity.
Since the departure of Canadian aerospace manufacturer Bombardier in 2024, the site has remained vacant. The upcoming urban redevelopment signals a new chapter for the location, promising a vibrant and sustainable future for the area.
