Shildon, a town in North East England with a rich railway heritage, has been identified as the most budget-friendly town in the UK for families. Known as the world’s first railway town, Shildon witnessed the inaugural steam locomotive passenger journey on the public Stockton and Darlington Railway, covering 26 miles.
The town, which houses the Locomotion museum, was highlighted in a study by Zoopla. According to Zoopla’s findings, the average property price in Shildon stands at £82,000. This affordability translates to a value to earnings ratio of 1.36 for potential buyers, with an estimated monthly mortgage payment of £325.
The timing of this analysis coincides with the active Easter home buying season, a crucial period for the real estate market. Zoopla’s affordability index focuses on 300 sought-after towns for families seeking three-bedroom homes. These towns are ranked based on popularity, measured by the number of property views, and then sorted by affordability.
Interestingly, the top three affordable areas are all situated in the North East of England, with seven out of the top 10 falling in the same region. Zoopla notes that homes in Shildon are priced three times lower than the most cost-effective towns in South East England.
In comparison, Ferndale in the Rhondda Valley holds the title for the most economical town in Wales, with an average cost of £113,000 for a three-bedroom home and a value to earnings ratio of 1.85. Similarly, Cumnock, a historic market town in East Ayrshire, tops the list in Scotland with an average property value of £113,600 and a value to earnings ratio of 1.68.
Richard Donnell, the executive director at Zoopla, emphasized the current housing market dynamics. He pointed out the substantial affordability contrast across the UK, highlighting that families in the North East can acquire homes at notably lower prices compared to their counterparts in southern England.
Donnell also mentioned the trade-offs that buyers often face, such as balancing lower property prices with proximity to major employment hubs. He noted that while affordable options exist in every region, the trade-off between affordability and location convenience needs to be carefully considered, especially in coastal towns in southern England where travel expenses might offset the cost savings.
